FAQ

Frequently Asked Questions

Building a home raises a lot of questions. Here are the ones we hear most often from families across Central Florida. If yours is not answered below, reach out — we are happy to help.

How long does it take to build a custom home?
Once we break ground, most homes are completed in about seven to nine months, weather permitting. Before that, plan design, pricing, permitting and loan closing typically take a few months, so the full timeline from first meeting to move-in is usually around a year. See our approach for the step-by-step process.
Where does Kent Custom Homes build?
We are based in St. Cloud, Florida and build throughout Central Florida, including Orlando, Kissimmee, Harmony, Geneva, Sanford, Oviedo, Chuluota, Wedgefield, Clermont, Groveland and Winter Garden. If your lot is within roughly an hour of St. Cloud, give us a call.
What is the difference between custom and semi-custom?
Our semi-custom floor plans are proven designs like the Cypress, Birchwood, Gables, Celebration and Coastal that you personalize with your own finishes and modifications. A fully custom home starts from a blank page with our architect, designed around your lot and your family.
Can I change a floor plan?
Yes. Every semi-custom plan can be modified: adding a bedroom, enlarging the lanai, changing the elevation, or reworking the kitchen. Our team helps you adjust the plan so it becomes your vision, then the architect finalizes the construction set.
Do I need to own a lot first?
Not necessarily. Many of our clients already own land, but we also help you find and evaluate property, and we sometimes have lots available in St. Cloud. Lot cost can usually be included in a construction loan.
How does financing work for a new build?
Most homeowners use a construction-to-permanent loan that funds the build in stages and converts to a regular mortgage when the home is finished. Getting pre-approved is the first step in our process; our financing page lists preferred lenders who specialize in these loans.
What deposits are required?
We collect a plan deposit when your plans go to the architect, and a contract deposit (typically $5,000) when you sign. Closing on your construction loan, or placing an additional deposit, allows us to pull permits and break ground. Full details are on our approach page.
What is included in the price of my home?
Before you sign, you receive a custom features list that spells out exactly what is included: from foundation and roofing to cabinets, flooring, fixtures and appliances. No guessing, and no surprise allowances after the fact.
Do you build pools, barns and outdoor living spaces?
Yes. We regularly build covered lanais, outdoor kitchens, pool enclosures, detached garages, barns and workshops alongside our homes. Take a look at our outdoor spaces gallery for examples.
Do you do commercial construction?
We do. Kent Custom Homes has built offices, schools, dental practices and other commercial projects around Central Florida. Visit our commercial page to see recent work.
